Description: The building exterior and has revealed a number of safety issues in regard to cracking of the ‘brittle’ structure. The major item being cracks causing render to become drummy which will, at some stage in the future, peel off the building completely and fall to the ground. This is most likely on the eastern façade over the council chambers entry and the western façade over the carpark. For this reason, these areas should be considered as the most urgent to attend to

• Removal of the drummy render
• Investigate the installation of full depth control joints where needed
• Prepare surface of substrate
• Apply a render adhesive
• Render patch the areas
• Etch full depth crack control lines
• Fill control cracks with paintable flexible filler
• Let patch dry
• Paint patch with a 3 coat system (sealer, undercoat & final coat)
